What moves your number

Most impactful first. These are the questions we ask on the phone, and they are the reason a range exists at all.

Fuel: electric or gas
the published gap is $1,400–$3,000 electric against $2,100–$5,600 gas
Gas units cost more to install because of the venting and the gas supply, and they cost less to run where gas is cheap. Electric units are simpler mechanically and can be brutal electrically, because a whole-home electric tankless heater draws far more current than the tank it replaces.
Electrical capacity, for electric units
$250–$900 per dedicated circuit, $1,300–$2,500 if the panel has to be replaced
A whole-home electric tankless unit needs high-amperage circuits sized to the manufacturer’s spec sheet, and in an older Bellingham house with 100-amp service that is frequently more capacity than the panel has. HomeGuide prices a new dedicated circuit at $250 to $900 and a 200-amp panel upgrade at $1,300 to $2,500. This is why a point-of-use electric unit under one sink is a straightforward job and a whole-home electric tankless retrofit sometimes is not.
Venting, for gas units
a new stainless or PVC vent route is a significant part of the gas premium
A condensing gas tankless heater cannot reuse an old atmospheric flue. It needs its own sealed vent to an approved termination with the clearances the manufacturer specifies, and finding that route through a 1920s house with a brick chimney and a finished basement is the hard part. Sidewall venting is usually the answer and it dictates where the unit can hang.
Gas supply capacity
upsizing the gas line adds cost and is not optional when the load demands it
Tankless burners fire much harder than a tank burner, and a half-inch branch that fed an old 40-gallon tank often cannot deliver it. Sizing the gas piping to the manufacturer’s manifold pressure requirement is code work performed by the appropriate licensed contractor, and it is the second half of the gas premium after venting.
Incoming water temperature in a Whatcom County winter
affects unit sizing, which affects equipment cost
A tankless heater is rated by temperature rise at a given flow, so its winter capacity is set by how cold the water arriving at your house is. Sizing to a summer inlet temperature produces the classic complaint of a tankless unit that cannot fill a bath in February. We size to the cold-season condition, which sometimes means a larger unit than the online calculator suggested.
Descaling and service access
isolation valves at install cost little and save every future service call
Tankless heat exchangers need periodic descaling, and doing it requires isolation valves with service ports. Installing them at the outset is a small material cost; retrofitting them later is a labour call. We fit them as standard rather than as an upsell.

What appears on a real quote

Line by line, the way we scope it. If a quote you are holding is a single lump sum, this is the list to ask them to break out.

Three worked examples

Same work, three different houses. The arithmetic runs from the installed price, through the programs that apply, to what you write a cheque for.

  • Cascade Natural Gas residential rebates: amounts not verified — Cascade’s current incentive table could not be confirmed, so we quote $0 and tell you to apply if it exists
  • Federal §25C: $0

Point-of-use electric tankless unit for a detached studio with its own subpanel

Installed price
$1,900
Rebates applied
  • Federal §25C: $0
You pay
$1,900

The straightforward end of the electric range. A single fixture at a modest temperature rise is exactly what small electric units do well, which is not the same thing as heating a whole house.

Whole-home electric tankless retrofit in an older Bellingham house with an original 100-amp panel

Installed price
$2,800 mechanical plus $1,300–$2,500 for the panel upgrade and $250–$900 per added circuit
Rebates applied
  • Federal §25C: $0
You pay
$4,350–$6,200

This is the case where we often recommend something else. At that total, a heat pump water heater at a typical $4,200 with a $1,000 PSE rebate is usually the better buy, and it does not need the panel work.

No example includes a federal tax credit, because there is none to include for a 2026 install. The largest single line in most of these is Puget Sound Energy's $1,500 electric-resistance conversion rebate, which is contractor-gated — PSE requires the installer to be inside its network, so ask us to confirm status for your project before you count on it.

Cascade’s rebate pages block automated retrieval and the current offerings PDF renders without its amount table. Figures circulating online (tankless $700, insulation $2.00/sq ft, duct sealing $500) come from a 2024 document and are treated as stale.

Tankless Water Heater Cost — Electric vs Gas, Bellingham — questions we get asked

What does a tankless water heater cost installed?
$1,400 to $3,000 for electric and $2,100 to $5,600 for gas. The fuel decides most of the number, because gas brings venting and gas-line work and electric brings circuits and, in older Bellingham houses, sometimes a panel upgrade.
Is there a rebate for a tankless water heater in Bellingham?
Not one we can currently verify. Bellingham’s gas utility is Cascade Natural Gas, and Cascade’s current residential incentive amounts could not be confirmed from a primary source, so we quote them at $0 rather than promise money. PSE’s water heater rebate is for heat pump water heaters, not tankless. The federal §25C credit is $0 for 2026 installs.
Tankless or a heat pump water heater?
For most Bellingham houses on electric service, the heat pump water heater is the better project. PSE pays $1,000 toward it, and the installed cost is published at a typical $4,200 against a whole-home electric tankless retrofit that can need panel work. Tankless wins where you have gas service, limited floor space, and genuinely high simultaneous demand.
Will a tankless unit run out of hot water?
It will not run out, but it can fall behind, which feels the same in the shower. Capacity is temperature rise at a given flow rate, and our winter inlet water is cold, so a unit sized on a summer assumption underperforms in February. Size it for the cold season and for two fixtures at once if that is how your household actually behaves.
Does it need annual maintenance?
It needs periodic descaling, and how often depends on your water. We install isolation valves with service ports as standard so the flush is a routine visit rather than a disassembly. If you are on a well in north county with harder water, expect to do it more often than a Bellingham house on Lake Whatcom water.
Can you do the gas work?
Gas piping and any required upsizing is performed by the appropriate licensed contractor, and we coordinate it as part of the project. Our own Washington L&I contractor registration is BELLIHC808NM and it is verifiable online, and we are straightforward about which trade does which part of the job.
