What moves your number

Most impactful first. These are the questions we ask on the phone, and they are the reason a range exists at all.

Tank size and fuel
about $100 between the published 40 and 50 gallon ranges, more between electric and gas
A 40-gallon tank is published at $600 to $3,000 installed and a 50-gallon at $700 to $3,100, which tells you that size is the smallest variable in this job. Fuel matters more, because a gas unit brings venting and a gas connection while an electric one brings a circuit. Household size, not square footage, is what should set the capacity.
Where the tank lives and how it gets out
access can double the labour on an otherwise identical swap
A tank in a daylight basement with a wide door is an hour of handling. The same tank in a crawlspace hatch, or up a narrow 1910 staircase, is a different job, and a full 50-gallon tank weighs several hundred pounds. We look at the route before we quote, not on install day.
Code upgrades the old install never had
expansion tank, pan, seismic strapping and shutoff work sit inside the published spread
Water heaters installed decades ago frequently lack an expansion tank, a proper drain pan, seismic strapping or an accessible shutoff, and current code wants all of them. Those items are why a like-for-like swap can land in the upper half of the range rather than the lower. They also prevent the failure modes that ruin a finished floor.
Whether the replacement should be a heat pump water heater instead
a $1,000 PSE rebate exists on that path and none exists on a plain tank
This is the question worth asking while the old tank is already leaking. A heat pump water heater is published at a typical $4,200 installed. PSE pays $1,000, or $1,100 with Efficiency Boost, for a NEEA Tier 3 or Tier 4 unit from its qualified product list installed on or after January 1, 2026. Against a $2,500 conventional replacement with no rebate, the real gap is smaller than the sticker gap.
Emergency timing
a planned replacement is cheaper than a flooded-basement replacement
A tank that is twelve years old and weeping at the base is a scheduling decision; a tank that has already let go is a Saturday. Planned work lets us order the right unit, coordinate any electrical with a licensed electrical contractor and pull the permit in the normal course. What appears on a real quote

Line by line, the way we scope it. If a quote you are holding is a single lump sum, this is the list to ask them to break out.

Rebates applied
  • PSE heat pump water heater rebate: $1,000
  • Federal §25C: $0
You pay
$3,200

A $1,400 premium over the conventional swap, for a unit that uses a fraction of the electricity. Application is due within 30 days of installation and the unit must be on PSE’s qualified product list.

Income-qualified household, pre-1990 home, electric tank replaced with a heat pump water heater

Installed price
$4,500
Rebates applied
  • PSE heat pump water heater rebate with Efficiency Boost: $1,100
  • Federal §25C: $0
You pay
$3,400

North county houses on well water often want a sediment filter ahead of a new tank, which protects the unit and is worth pricing at the same time.

No example includes a federal tax credit, because there is none to include for a 2026 install. The largest single line in most of these is Puget Sound Energy's $1,500 electric-resistance conversion rebate, which is contractor-gated — PSE requires the installer to be inside its network, so ask us to confirm status for your project before you count on it.

Water Heater Replacement Cost in Bellingham (2026) — questions we get asked

How much does it cost to replace a water heater?
$600 to $3,000 installed for a 40-gallon tank and $700 to $3,100 for a 50-gallon tank. Simple electric swaps in accessible locations sit near the bottom; gas units, difficult access and code upgrades push toward the top.
Should I just replace it with the same thing?
That is the cheapest answer and often the right one during a failure. It is worth ten minutes on the alternative, though. A heat pump water heater is published at a typical $4,200 with a $1,000 PSE rebate, so the after-rebate difference against a mid-range conventional replacement is a few hundred dollars rather than a few thousand.
Is a rebate available for a standard tank?
No. PSE’s water heater rebate applies only to NEEA Tier 3 or Tier 4 heat pump water heaters on its qualified product list. Conventional electric and gas tanks receive nothing, and the federal §25C credit is $0 for anything placed in service in 2026.
What size tank do I need?
Household size drives it: published guidance pairs a 40-gallon tank with one or two people at low usage and a 50-gallon tank with three or four people at moderate usage. Simultaneous demand matters more than the number of bathrooms, so tell us how your mornings actually run.
How long should a water heater last?
Long enough that replacing at the first sign of rust rather than the first flood is a reasonable plan. Weeping at the base, rusty hot water and a relief valve that keeps discharging are all reasons to schedule rather than wait. Our diagnostic trip charge is $89.99 and is refunded as company credit if you accept the bid.
Do you need a permit to replace a water heater?
In most cases yes, and we handle it. The issuing authority is City of Bellingham Building Services inside the city and Whatcom County Planning and Development Services for unincorporated addresses, which catches out a lot of homeowners with Bellingham mailing addresses.
