The houses in City Center

City Center housing is stacked, not detached. It runs from apartments carved out of the upper floors of century-old brick buildings on Holly and Cornwall, through 1960s concrete walk-ups, to the newer mixed-use blocks where the ground floor is retail and the residences start on level two. Nobody here has a crawlspace or a yard; you have a unit, a shared corridor, and possibly a balcony.

What is probably heating yours right now

Electric heat is close to universal downtown — baseboard along the exterior wall in the older conversions, and cadet-style wall heaters or an electric wall cassette in the mid-century buildings. The newer mixed-use projects often run a central system the building manages, or individual electric resistance in each unit. If your heat is baseboard and you own the unit, you are looking at the same PSE electric-resistance conversion rebate a single-family homeowner would get.

Why this determines your rebate

Puget Sound Energy pays $1,500 — $2,400 for income-qualified households — to replace electric-resistance heat with a heat pump. Baseboard heaters, wall heaters, an electric furnace and radiant ceiling cable all count. A gas furnace does not, and because Cascade Natural Gas rather than PSE supplies gas in Bellingham, there is no PSE gas-to-heat-pump rebate either. So the first thing we ask is what is on your walls.

What makes a City Center install different

Downtown the only realistic answer is usually a single wall-mounted head with the condenser on a balcony, a wall bracket, or the roof, and every one of those locations belongs to the building rather than to you. Expect to need written approval from the association or the owner, a plan for how the lineset and the condensate route through a common wall, and in some buildings a crane or roof-hatch day. We will do the walkthrough before you start that conversation so you know exactly what you are asking permission for. Mechanical permits come from City of Bellingham Building Services, and downtown is the one part of town where fire separation and shared-wall detail get real scrutiny.

Sizing for 19°F

Every Bellingham address shares the same code design temperature — 19°F at station Bellingham 2 N, colder than Sea-Tac's 24°F. What differs street to street is the envelope. A 1910s one-and-a-half storey with knee walls and original single glazing carries a very different load from a mid-2000s two-storey built to a modern code, even at identical square footage. That is why we run the load rather than multiplying square feet by a constant.

We know the streets

If you are near Depot Market Square, Mount Baker Theatre, Maritime Heritage Park, the Bellingham Public Library, we have worked nearby. Ask and we will tell you honestly what we have run into on that side of town.
