The houses in Silver Beach

Silver Beach runs along the north end of Lake Whatcom, and the housing shows its origins: small summer cabins that were added onto in stages, mid-century houses on the slopes above Electric Avenue, and newer rebuilds on the water side. The additions are the defining feature — a 1920s core with a 1950s bedroom wing and a 1980s deck-and-family-room addition, each with its own floor level and its own heating solution. Crawlspaces are common and frequently damp given the proximity to the lake.

What is probably heating yours right now

Because these houses grew in pieces, the heating grew in pieces: a gas or electric furnace serving the original rooms, baseboard or a wall heater in each addition, and occasionally a wood stove as the real winter heat in the main room. Some of the water-side rebuilds already have a heat pump. Where the additions are on baseboard, a multi-zone ductless system matched to the actual room layout beats trying to make one duct system reach four floor levels.

Why this determines your rebate

Puget Sound Energy pays $1,500 — $2,400 for income-qualified households — to replace electric-resistance heat with a heat pump. Baseboard heaters, wall heaters, an electric furnace and radiant ceiling cable all count. A gas furnace does not, and because Cascade Natural Gas rather than PSE supplies gas in Bellingham, there is no PSE gas-to-heat-pump rebate either. So the first thing we ask is what is on your walls.

What makes a Silver Beach install different

Silver Beach sits inside the Lake Whatcom watershed, which is Bellingham’s drinking-water reservoir, and that changes site work: ground disturbance, new impervious surface and stormwater handling are all scrutinised, so we keep pads small, avoid trenching where a wall-mount bracket will do, and route condensate to daylight rather than to the lake. Electric Avenue lots are narrow and steep between the road and the water, so condenser placement and service clearance need to be decided on site rather than off a plan. Damp crawlspaces argue for insulated, sealed lineset penetrations and a moisture look before anyone puts equipment underneath the house.

Sizing for 19°F

Every Bellingham address shares the same code design temperature — 19°F at station Bellingham 2 N, colder than Sea-Tac's 24°F. What differs street to street is the envelope. A 1910s one-and-a-half storey with knee walls and original single glazing carries a very different load from a mid-2000s two-storey built to a modern code, even at identical square footage. That is why we run the load rather than multiplying square feet by a constant.
